Duration: February 2001 to June 2002
Value: $20 million
Contract type: AS 4000 Guaranteed Maximum Price
Summary: Between 2001 – 2002 Built Environs transformed a long-vacant, 19-storey 1970s office building into one of South Australia’s most prestigious hotels.
Working on a tight Adelaide city site in busy Waymouth Street, Built Environs removed 3,000 tonnes of the concrete façade from the existing building by night, completing the demolition by removing the building’s interiors by day.
Built Environs overcame many challenges on the $20 million project and developed a safe and efficient working system without impacting busy city traffic in the area.
The interior finishes were of the standard expected in high-class luxury hotels and featured American cherry timber veneer corridors and doors, marble bathrooms, glass topped furniture and custom-made carpet woven in Australia specifically for the hotel (formerly the Rendezvous Grand Hotel).
Another outstanding feature within the hotel was the design of the suites, whereby the bathroom and bedroom were separated by a clear glass panel. The lift lobbies were also exceptionally spectacular because of their generous size and polished stainless steel features.
With 202 suites, including presidential suites on the top floor, 114 separate balconies, a restaurant, two conference areas, the hotel also contained a fitness club. The club included an 18 m lap pool with glass portholes in the bottom, providing an interesting view from the main entrance directly below.
Working on design development through to final commissioning, Built Environs delivered this luxury redevelopment on time, on budget and defect-free.
The project won a Master Builders Association of SA Award for Excellence in a Commercial Refurbishment/ Redevelopment and an Australian Institute of Building Award.
