East West Apartments, SA

Summary: Built Environs constructed this 14-storey development with a high level of finish to complement its location on North Terrace opposite Adelaide’s major cultural institutions and to meet client and investor expectations.
Initially intended for student occupation, the apartments were later expected to be sold to the competitive inner-city market. This guided the requirement for higher quality finishes throughout.
The building comprises 39 apartments of one or three-bedroom configurations and a commercial tenancy at street level.
Despite an extremely tight construction programme, to ensure the apartments were available to the University of South Australia for the new study year, the project was completed more than seven weeks ahead of the contractual completion date.
The small site area involved restricted access, tight working space and storage areas. This meant we had to coordinate work precisely with trade subcontractors.
Built Environs overcame many other challenges to successfully complete this project, including:
- Traffic and pedestrian management around the site on busy North Terrace.
- Developing temporary power, telecommunications and water services until these facilities could be upgraded, due to a lack of available services infrastructure in the area.
- Installing a water resistant lift to overcome the limited space options for fire escapes.
Despite these construction and design challenges, East West Apartments are now a valuable and much admired addition to the architecture of North Terrace.
The project received a High Commendation from the Australian Institute of Building in 2006.
