Hotel Tivoli Tower, SA
Project duration: January 2007 to August 2008
Value: $14 million
Contract type: Lump sum
Summary: Built Environs constructed a ten-storey residential apartment building and refurbished the ground floor pub-style hotel in Adelaide’s CBD.
Significant concrete footings and steel column and beam work were required to support the construction of the apartment complex over a heritage-listed music hall at the back of the hotel. The hall has a rare curved ceiling which dates back to the 19th century.
The work site was tight, with weather and ground conditions adding to the difficulties of working in a busy and confined CBD space.
Considerable thought and logistical management was required to manage the delivery of materials to site in a logical order. A crane was also permanently on site throughout most of the construction phase.
As well as the foundations and other structural engineering challenges, a car lift – one of Adelaide’s first – was installed to allow access to the two-level car park from the street.
The hotel works included a refurbishment of the heritage listed curved ceiling of the music hall and of the upstairs areas, including the billiard room, as well as major alterations to transform the hotel into a prestige dining destination.
Built Environs worked closely with the client to deliver a high quality apartment and entertainment complex to appeal to discerning investors and higher income earners in Adelaide’s city centre.
