Summary: Built Environs refurbished a two-storey 1980s-era office block in Adelaide’s Hutt Street, achieving a five-star Green Star – Office Interiors v1.1 rating.
Completed within an incredibly tight five-month timeframe, the project emerged as a landmark achievement in environmentally sustainable office refurbishment, comprising new external louvres and screens to minimise energy consumption, a building management system providing real-time energy readings, and a range of high efficiency, low energy consumption mechanical services.
Recycled construction materials, certified Federal Safety Commissioner timbers and low emission material selections were also key elements in the refurbishment, with more than 400 plants incorporated into the open plan workplace.
Although the existing building’s layout was a challenge for the integration of mechanical and electrical services to the Green Star standard, the detail and quality of fit is exceptional throughout
Externally, the project has added a glazed lift shaft and lift to the front of the building for improved access and the underground car park includes a secure area for cyclists, with showering and changing facilities upstairs.
Local traffic, resident and construction access required close and constant management during construction. Built Environs constantly liaised with the local council, residents and businesses to provide safe working environment for all.
To meet the compressed timeframe, the base build and fit-out work was significantly overlapped, with daily meetings resolving concerns and clarifying design intentions, and daily inspections of work and performance determining weekly programming requirements.
Now Built Environs’s Head Office, the completed 100 Hutt Street project is a showcase for the company’s capabilities in design, building and engineering.
