The Shops at Ellenbrook, WA
Duration: January 2010 to March 2011
Value: $44 million
Contract type: AS 2124 Lump Sum Tender with special conditions
Summary: Built Environs constructed Western Australia’s first Green Building Council of Australia Green Star rated shopping centre about 50 km north of Perth.
The Shops at Ellenbrook project was an eight-hectare, $44-million extension to the Ellenbrook Shopping Centre and achieved a four-star Green Star rating for its environmentally sustainable design and construction which focuses on areas such as indoor environmental quality, water, energy, emissions and innovation.
Built Environs added around 19,000 m2 of lettable area (24,000 m2 of gross floor area) to the current 10,000 m2 shopping centre, including a Big W store, a Coles supermarket and numerous specialty and variety stores.
As well as constructing the building and matching the structure to existing facilities, the project included amenities, central plant, mall furniture, signage and around 49,000 m2 of external car parking.
As part of the project, Built Environs was required to cut in to the existing shopping centre structure, set up a protective perimeter, build temporary works (including public protection), provide weatherproofing, and maintain services so that the shopping centre could remain fully operational throughout construction.
The team also delivered a full interior fit-out of Big W and Coles in accordance with the tenants’ requirements.
