Adelaide Ritz Apartments, SA
Project duration: January 1999 to November 1999
Value: $8 million
Contract type: Novated Design and Construct (Negotiated Lump Sum)
Summary: Built Environs constructed the Adelaide Ritz Apartments (now the Mantra on Frome) precisely to the client’s time and quality standards.
The Adelaide Ritz Apartments building was developed to satisfy the demand for quality accommodation in Adelaide’s thriving East End.
Modelled on Paris’s Ritz Hotel, the six-storey building, located on the corner of Frome and Grenfell Streets, comprises 61 apartments, 1200 m2 of commercial tenancies and a single-level underground car park.
The success of this design and construct project stemmed from the successful design process, during which Built Environs worked closely with the client, architect and other consultants.
The design incorporated the requirements for rapid construction on a congested city site.
The project presented many challenges overcome by the Built Environs team.
During construction, the limited access for deliveries to site led to the need for Built Environs to implement a strict traffic management plan.
A comprehensive site history and environmental site assessment revealed that a large volume of soil had been contaminated by hydrocarbons leading from underground fuel storage tanks. Built Environs remediated the site by excavating and removing 435 tonnes of contaminated soil.
