Burnside Village Stage 3 Redevelopment, SA
Duration: April 1996 to May 1997
Value: $4.4 million
Contract type: Guaranteed Maximum Price
Summary: After completing earlier redevelopment stages of this prestigious suburban Adelaide shopping centre, Built Environs was contracted to further redevelop Burnside Village Shopping Centre.
Through extensive liaison and cooperation with the client and the centre retailers, Built Environs performed the upgrade work without impacting the operations of the centre.
Although the project was completed in two stages, a demanding and continuous handover process was developed through construction to meet the needs of the tenants and landlord.
The first stage included demolishing existing structures to extend and improve car parking facilities and add six specialty tenancies to the existing building. A single-level extension was promptly delivered in conjunction with the creation of a new food hall prior to the start of the peak Christmas trading period.
Dust, noise and shopper safety was strictly managed with much of the construction performed outside of trading hours.
Stage 2 of the development involved 830 m2 of construction and 750 m2 of refurbishment work. The innovative use of specialist metalwork and polycarbonate sheeting created an extensive covered mall, with the overall effect providing an inviting façade from Portrush Road.
Creative landscaping succeeded in developing a village square feel with paved areas, fountains and elaborate metalwork to complement shade-giving vines.
Built Environs worked closely with centre management and design consultants through design development, documentation and construction phases to achieve a first class result for the premier shopping centre servicing Adelaide’s affluent eastern suburbs.
